Tenant FAQ

  • Why should I rent from your company?

We are a professional, knowledgeable, and courteous property management company. We work very hard to provide the highest quality resident services you'll ever experience.

      1. We use professional vendors (painters, handymen, plumbers, carpet cleaners,etc) to ensure that your unit is in good condition. We inspect the work performed to ensure that everything is ready before you move in.
      2. We are available 24 hours a day to handle emergency maintenance repairs.
      3. We provide detailed Move-in and Move-out Inventory forms for proper documentation of the condition of your rental.
      4. All deposits that are retained by us are kept in a FDIC insured bank.
      5. When you sign your lease, you have a meeting with your property manager to go over all parts of the lease to help ensure that everyone is aware of their responsibilities under the lease.
      6. All our property managers are licensed real estate professionals according to state requirements.

 

  • How do I apply to rent? 

Complete our online application form and submit it to us along with the application fee for the home you want. We'll process it and let you know the results.


 

  • Will I sign a lease? 

Yes, for most of our properties you will sign a 12 month lease that covers our responsibilities to each other throughout our tenancy. We will go over each part of the lease to ensure you understand it. After your application is accepted, your deposit is received, and your lease is signed, we'll hand you the keys to your home on your move-in date!


 

  • How do I pay my rent? 

Your lease states when your rent is due and what the fee's are if you pay late. You can pay rent a few different ways. 

        1. Mail or drop off a check to our Denton office at 4236 N I-35, Denton TX 76207. We account for your rent when it is received by our office not by the postmark. 
        2. You can pay rent online through your tenant portal on our website. You should initiate payment a few days prior to your due date to avoid a late payment.

 

  • Do I need to pay rent by certified funds?

Your first month's rent is due by certified funds. After that rent can be paid by one personal check. If rent is paid late it must be paid via certified funds and a separate check for late fees is required at the time of rent payment. If your check is returned for non sufficient funds you will be required to pay rent for the rest of the term of your lease by certified funds.


 

  • What are HOA rules? 

HOA stands for Home Owners Association. If you live at a property that has an HOA you must follow their rules and regulations as a tenant. You will be notified upon signing of your lease if your property belongs to an HOA. Most HOA's post their rules and regulations online. You can find some of these links below. If they do not post these rules online Allegiant Properties will provide you with HOA contact information if you would like a copy. Most HOA violations are in regards to maintaining the yard including the lawn, trees, shrubs and flower beds, moving trash and recycling receptacles out of sight on non trash pick-up days, and parking unauthorized vehicles on the property such as RV's, boats and trailers. If your property is not in a subdivision with an HOA, you still have to follow the cities rules and regulations. You can find these regulations on your cities website.

  • What if I receive an HOA violation? 

You will be notified immediately if you receive an HOA violation either directly from the HOA by letter or by email from Allegiant Properties. The first notice is typically a warning. However, subsequent violations will be a monetary fine that must be paid by you upon receiving the notice.


 

  • Can I make any changes to the property? 

Allegiant Properties expects the property to be in the same condition upon move out as when you moved in. If you would like to make changes such as paint, change light fixtures etc., you must submit the changes in writing and get them approved by the owner. You can submit the request to amory@apdfw.com.


 

  • How do I submit a repair request?

All repair requests must be submitted online through your tenant portal. Every tenant is given access to their portal upon move in. Your login is your email address that we have on file for you. On the home page of our website, www.apdfw.com, click on Tenant Access. If this is your first time to sign in, click on the sign up tab and follow the directions to set up a password. Once logged in you will be able to submit your repair request. If you are experiencing a repair emergency, something that needs attention right away,  and it is during our business hours, Monday - Friday 9am - 5pm, please call our office at 940-808-1215. 


 

  • What if I have an after hours emergency?

If it is the weekend, a holiday or after 5pm during the week and you experience a repair emergency, please call our emergency line at 940-536-8668. If you have a water leak and your property is flooding, turn off the main water line. If you do not know how to do that and you cannot reach our office or our after hours emergency contact, you can call a plumber to turn off the water. We recommend Rescue Rooter. They have locations all over DFW. Rescue Rooter is not associated with Allegiant Properties, but they are who we would call in case of a water emergency.


  • What are the selection criteria when reviewing my application?

Factors that we consider when reviewing your application will include criminal history, credit history, current income and rental history. Your landlord may also review quantity and type of pets.

Landlords on this website agree to not discriminate based on ancestry, race, color, religion, sex, sexual orientation, disability, familial status or national origin. The monthly rent should be no more than 35% of your monthly income.
